Assess your property’s current condition:
Before we can successfully list your investment we must inspect the physical condition of your property. We will advise you on what repairs you need to make and what cosmetic touch ups will allow your property to attract potential tenants.
Advertise your vacant property:
Certain locations require certain advertising. While all of the properties we manage will be listed on the MLS (HAR), some areas will need the additional exposure of Greensheet and other publications. We also place a distinct sign in the yards of vacant properties to grab the attention of people driving by. We do extensive research and market analysis to determine a feasible list price for your rental.
Screen potential tenants:
All potential tenants are subject to a background search before their application is approved.
Rent is due on the first of every month and is considered late after the fifth unless special arrangements have been made.
Unfortunate process of evictions:
Evictions are an unfortunate reality of the property management business. Our responsibility is to the property owner. When rent has not been received and no honest attempt has been made to cure the issue, we feel that it is our duty to the property owner to start and complete the eviction process as swiftly as possible.
Make HOA, Mortgage, Insurance, and Tax payments:
If you so desire we can make any pertinent payments on your behalf as instructed.
Present you with monthly and year end accounting:
We will email you easy to read income and expense reports every month and a year-end report at the end of the accounting year.
